Selling Season: Getting Ahead of the Curve

Many people consider that there is a “selling season” for residential real estate sales.  The idea has some validity, but it does not paint the whole picture.  What is often considered to be the selling season is that period of time when kids are out of school, and parents looking to make a change in their residence situation and can do that with the least disruption.  There are a good percentage of the annual sales in our market that DO fall in those months of roughly April to August, but to get the whole picture painted for you, we’d like to invite you to consider the benefits of working outside of that season.

If you are planning to sell a home this year, you may be able to maximize your return and minimize your time on the market by listing it right now.  Here are some key thoughts to support this:

  • You will have fewer competing properties to contend with. As more properties enter the marketplace, yours will have more pressure on your pricing and your property condition.
  • You will gain early exposure in the marketplace because buyers who are planning to buy begin their searches early even if they do not have to make a decision immediately.  Your home will stand out because it will not be lost in the bigger inventory numbers that show up later.
  • You will beat “the traffic”. All the affiliated vendors that will be involved in the transaction will be more readily available.  During the busiest months of the year, lenders, title companies, inspectors, repair professionals, and appraisers are all swamped and have waiting lists, creating delays in closings that sometimes cause transactions to fail.
  • You will create more certainty.  There is no way to know how many homes will enter the marketplace, nor when they will become available.  And every home in your area and price range will be competing directly with you, so right now is the time you get to exercise the most control.

Remember, you will still need to listen carefully to the advice of your real estate professional for pricing and getting the property ready to enter the marketplace.  Less downward pressure from competing properties, but you still want to put your best foot forward so you can meet your desired timeline goals.
