Dripping Springs is a beautiful community known as the “Gateway to the Hill Country.” Many people are drawn to this community for its beautiful panoramic views as well as the award-winning stellar education provided by Dripping Springs ISD. A relevant contributor to this growing marketplace is Belterra Village located on Hwy 290 in front of Belterra. This is a 93-acre mixed use commercial project with anchors like Hampton Inn, Sky Cinemas, Gold’s Gym, Breed and Company, Steinmart, Tuesday Morning with many other retail stores. Eateries to include Pieous, Stiles Switch BBQ, Torchy’s Tacos, Hat Creek Burgers, League Kitchen and Tavern, and Mama Fu’s.
Neighborhoods currently and actively offering homes in Dripping Springs include:
Headwaters: On Hwy 290. Roads and infrastructure are in place. This neighborhood will provide around 1000 units on the 1000 acres. Builders include David Weekley, Drees, and Trendmaker. Amenities include a wifi coffee shop, fitness center, event pavilion, pool, parks, and an 8-mile trail system throughout the community.
Caliterra: Newer subdivision on nearly 600 acres with an expected 600 single family units with over 250 acres of green space with miles of trail along Onion Creek, with a tree house. Amenities include a Welcome Lodge and Event Pavilion, Treehouse Park, Community Garden, and Caliterra Overlook. Builders include Brookfield Residential, Drees, Scott Felder and a selection of high-end custom homes provided by Sommerfeld Custom Homes, Lake Travis Builders, Arbogast Custom Homes, and Sterling Custom Homes.
Arrowhead Ranch: Located on 365 acres with a total of 375 lots (60 x 120 and 70 x 120). Gated community overlooking Onion Creek with dedicated park land, future pool and amenity center, nature trails along Onion Creek. M/I Homes is the builder.
Founders Ridge: Hwy 12 North, just south of Dripping Springs Elementary School. Taylor Morrison is providing 204 homesites on 107 acres
Texas Heritage Village: Meritage Homes is offering 130 town center lots on 35 acres near RR12 and Hwy 290.
The Retreat at Dripping Springs: Brookfield Residential is providing a gated community with 76 units on 20ish acres on what was formerly the Burrows tract, located next to Walnut Springs Elementary on Sportsplex Rd.
Subdivisions on the horizon:
Heritage: In the heart of Dripping Springs on an assemblage of the Baird and Davidson tracts. This project will provide a Mixed Use town center concept and will have approximately 700 units on 189 acres. There will many housing types offered: multi-family, townhomes, condos, duplexes, courtyard homes, and standard single family homes. There will also be 3 acres of retail located in the center of the neighborhood near the community amenity center. This development still needs final approval from City Council. It has garnered a recommendation for approval from the Planning and Zoning Commission.
Westwood: Formerly known as Scenic Greens, this neighborhood west of 290 & RR 12 is on 683 acres planning to have 912 homesites. This community is the first one in the area to adhere to Dripping Spring’s Conservation Design Ordinance. It will boast 65% open space with a 17-acre civic park, 21-acre community park, playground, amenity center, ball field, fishing in the detention pond.
Parten Ranch: Off of 1826, 532 acres and will provide 575 homes. Each backyard will feature 125 feet of space and back up to green space.
Burba Tract: 103 acres off of Sawyer Ranch Road, next to High Pointe, could have 73 single family lots that range from one to 2.6 acres. Weekley Homes. Entitlements not completely finalized.
Bunker Ranch: 200 acres with approximately 155 half acre lots in a gated community, annexed into the City with DS Water Supply Corp, Septic, Natural Gas. Builders to be announced soon
Anarene: Hwy 12 North, formerly known as the Double L Ranch. This development will consist of 1693 homes on 1700 acres.
Esperanza: 108 acres off of Bell Springs Road with around 104 lots ranging with a minimum lot size of ¾ acre. This neighborhood will offer 9.6 acres of parkland, trails, and a community pond. DS Water Supply Water Supply with individual septic on each lot.
